Walk the model. Ask the next question.

A model home makes the possibilities easy to see. Take this checklist with you and Justin to keep the included features, written terms and unanswered questions in view.

Your visit, your questions

Use a checkmark to keep your place. Leave unanswered questions in your notes; a checked item does not confirm a property fact.

Plan the visit together

Agree on the questions and people involved before you tour.

  • Discuss your priorities, timing and representation with Justin.
  • Ask the builder about visitor registration and agent registration procedures.
  • Know which documents you are being asked to sign and ask for time to review them.

Separate the model from the home

Ask for a written description of the home and lot you are considering.

  • Identify included features versus displayed upgrades and optional selections.
  • Ask for written base-price, lot-premium and option details for the actual home.
  • Request the conditions and expiration dates of any advertised incentive.

Check ongoing ownership details

The community and finished home each have details to research.

  • Request HOA rules, fees, district assessments and any other community charges.
  • Ask about utility service, maintenance responsibilities and planned amenities.
  • Research taxes for the completed home and address-specific insurance.

Read the timeline and terms

Build your plan around the written contract and its unanswered questions.

  • Review deposit requirements, refund conditions and selection deadlines.
  • Ask how completion dates, delays and change requests are handled.
  • Discuss financing conditions and seek professional review of terms you do not understand.

Arrange inspection opportunities

Confirm access and communication while there is time to plan.

  • Ask when independent inspections are permitted and how to arrange access.
  • Clarify construction updates, walkthroughs and the process for reporting concerns.
  • Request written warranty information and the process for service requests.

Prepare for closing and move-in

Look beyond the walkthrough to the first days in the home.

  • Ask how unfinished work or punch-list items are documented and followed up.
  • Confirm possession, keys, utility connections and any access requirements.
  • Keep manuals, warranty contacts and important handoff documents together.

Keep the details you want to discuss, the answers you have and the questions still open.
